The Hectare is the standard unit used by the Madhya Pradesh Land Records Department (Commissioner Land Records) for all official Khasra and Khatauni documents.
Size: 10,000 Square Meters.
In Sq. Ft: Approx. 1,07,639 Sq. Ft.
In Acres: 2.471 Acres.
Usage: Used for large agricultural land parcels and government industrial allotments.
The Acre is the most common unit for private land deals and large farmhouses in the Indore-Ujjain region.
Size: 43,560 Square Feet.
Logic: It is roughly 40% of a Hectare.
Usage: When a developer buys land for a colony (like on Super Corridor or Bypass), they usually talk in Acres.
The Bigha is the traditional unit. In Madhya Pradesh, we generally follow the "Standard Bigha," but it differs significantly from the Bigha in Uttar Pradesh or Rajasthan.
In MP (Indore/Ujjain): 1 Bigha = 12,000 Sq. Ft. (Officially in some records as 1,111 Sq. Mtr).
In UP (West): 1 Bigha = 27,000 Sq. Ft.
Note: Always clarify the Sq. Ft. value with the seller, as "Kacha Bigha" and "Pucca Bigha" variations still exist in rural pockets.
Think of Biswa as the "paisa" to a "rupee." It is a smaller unit used for smaller plots.
Logic: 1 Bigha = 20 Biswas.
In MP: Since 1 Bigha is 12,000 Sq. Ft, 1 Biswa = 600 Sq. Ft.
Usage: Often used when measuring smaller agricultural holdings or village residential plots.
While Bigha is king in MP, Katha is more dominant in Eastern India (Bihar, Jharkhand, West Bengal) and parts of Assam.
Logic: Similar to Biswa, it is a sub-unit of Bigha (1 Bigha = 20 Katha).
In Bihar: Roughly 1,361 Sq. Ft.
In West Bengal: Roughly 720 Sq. Ft.
